Architectural Control Committee

Hello and welcome to the Steubing Ranch ACC. We’re here to help in ensuring any construction, landscaping or other improvement projects (as outlined in the Declaration of Use Restrictions) are consistent with the original conceptual plan of our subdivision while encouraging creativity and innovation that furthers the attractive appearance of Steubing Ranch.

Article 2 of the Declaration of Use Restrictions provides for details on the kinds of changes, additions, etc., that would require prior approval from the ACC before the commencement and implementation of any improvement project.

The committee is comprised solely of homeowners from the subdivision, just like yourself, and use the Restrictions, judgment, and follow up questions to guide their decisions. The attached form, below, is used whenever there is a project plan (large or small) requiring ACC approval. Once completed, it must be submitted to the property management company who in turn, will log it, track it through the ACC review process.

Improvement Request Form

The following are some helpful hints that can help the expeditious processing of ACC requests:

  • Ensure the form is fully completed
  • Provide as much detail as possible about the project, including a copy of the plat or hand-drawn sketch identifying the location of the improvement (relative to the property lines, easements, setbacks, etc.). This is important given consideration that must be given to these critical areas.
  • Allow for ample time for the request to be reviewed, approved and processed. Typically, simpler requests are reviewed, approved and processed relatively quickly. More complex requests might take longer, depending on the nature of the additions, changes, etc. and the number of restriction items that are applicable.
  • It may not be commonly known or understood that there are limitations to the color or stains that can be done to fences. As a convenience, we’ve attached a copy of this requirement below.
